How does the switch from an existing manager work?

We start with an audit of the current agenda, prepare the termination of the old contract and a schedule for taking over the documentation. Accounts, inspections and the online portal are set up so owners see no interruption. The whole switch usually takes 4–6 weeks.

What if we're not satisfied?

The contract has a notice period that gives the board a real option to change managers. We aim for long-term partnerships — but never hold clients against their will.

How quickly do you respond to emergencies?

There is no single central number. Each building’s emergency contact follows its insurance policy or contracted emergency service and is listed in the client portal and the app. Routine communication is handled within 24 hours on business days.

How is the fee set?

Accepted Answer

The most common model is a flat monthly fee per unit: Basic 149 CZK, Standard 219 CZK, Premium 289 CZK (excl. VAT). The owners portal is included from Basic. Digital per-rollam voting is in Standard and Premium, in our portal and app; it is not in Basic. The exact amount depends on units, scope and documentation — you always get a transparent quote up front.

Is there a minimum HOA size you work with?

No. We happily take on small HOAs and larger buildings alike. The portal is in every package. The building emergency contact (by insurer or contracted emergency service) is in the portal and the app. Small HOAs often fit Basic; larger buildings typically pick Standard (meetings, vendors, voting) or Premium with legal support.

How does the owners portal work?

Every owner gets their own account showing their statement, deposit schedule, building documents, meeting minutes and a fault-reporting form. The board has extended access for approvals and reporting.

Question 7

Do you also serve as HOA chairman?

Accepted Answer

Can we use online voting if another firm manages the building?

Accepted Answer

Yes. Digital per-rollam voting is included in Standard and Premium and runs in our portal and app. It is also a standalone service if you keep your current manager. It is not in Basic. The board opens an item, owners vote, and after close you get share-weighted results for the minutes. Details on the Online voting page.
